Roof replacement cost: compare the complete roofing system

By ContractorsNow · Published

Roof replacement cost depends on the measured roof area, access, roof shape, existing layers, repairs and the specified roofing system. Compare the same complete installation across bids, including tear-off and unknown decking repairs. Floor area alone is not a roof measurement.

What a national roofing benchmark does and does not tell you

JLC’s 2025 report lists a national modeled job cost of $31,871 for its asphalt-shingle replacement project. This is a dated reference for that project specification, not a quote for your roof or an emergency repair price. See the original 2025 report. A site assessment and written scope are still needed.

Start with the measurements and existing roof

Ask each bidder to state the roof area being priced, the number of existing layers assumed and the work included at penetrations and edges. Two homes with similar floor area can have different roof shapes and areas. A porch, steep slope or complex intersection may change access and detailing.

Get the covering’s exact product name and the scope for the parts around it. Flashing, underlayment and ventilation should be described clearly enough that another qualified contractor can identify what is proposed. Ask about compatibility rather than assuming everything carrying one brand name is a complete system.

Decking repairsWhat condition triggers repair and how is each unit priced?

VentilationWhat changes are proposed and why?

WarrantyWhich terms come from the installer and which from the manufacturer?

Give hidden decking repairs a defined price path

Decking condition may become clearer after the existing covering is removed. Ask for the repair unit, material, labor basis and approval process in writing. For example, a price “per sheet” should identify the sheet specification and whether removal, installation and disposal are included. Do not compare a repair-inclusive proposal with one that excludes all repairs as if they were identical.

Decide whether you need a repair assessment or replacement proposal

A leak does not, by itself, establish that every part of the roof needs replacement. Ask the qualified roofer to explain the observed condition, the proposed options and the limitations of any repair. A second assessment can help when recommendations differ substantially. Photograph visible interior symptoms from a safe position and give that information to the contractor. Do not climb onto the roof to diagnose it.

Read the closeout requirements

Ask who handles permits and inspection scheduling where required, which completion documents will be supplied and how warranty service is requested. Confirm the payment milestones and any conditions for final acceptance in the agreement. These questions belong in the roof planning scope before you use the bid comparison worksheet.
